Never before has renter (tenant)  selection been so important in Victoria, after some of the oddest updates to the residential tenancies in June 2022, that were originally designed to help only the most disadvantaged people in our society, we now see that ALL renters seem to have unlimited rights at the expense of  the rental providers (landlord) rights.

This combined with the industry, lead by REA’s new “Ignite”, that covers nearly 100% of listings, moving all tenancy applications online with automation  asking agents to fill in a simple online questionnaire, leaving the whole process open to abuse and taking all the humanity out of tenant selection. In fact some larger agencies have now outsourced their renter data to overseas call centers to answer questions, just appalling and something we refuse to participate in.

Instead we go old school and personally perform reference checks by ringing and speaking to the current rental provider or their agent for a renter refence.

Our director Julian Robinson is one of the most experienced property managers in Melbourne with over 30 years of experience , he headed up large rental departments in high profile agencies over his career before branching out by himself and has seen it all. He would prefer to see a property empty rather than have the wrong renters in it and therefore will not simply accept anyone that applies.

Julian is still very involved in the process and every decision made has his input, from renter selection, rental provider contact, rental statements, marketing and maintenance issues. Julian likes to be involved and has his specific ways of handling all facets of property management and delegating where needed. Well known for his no nonsense approach Julian has a loyal following of Landlords, investors and ex tenants who become owners who seek him out for advice and management services due to his fair nature and knowledge of the industry.
